Why does it take so long to put together a reliable underwriting or negotiation brief? That question was the starting point for Tegl.
How Tegl started
Across the real estate industry, the same manual work repeats year after year. Ahead of rent negotiations, valuations, and investment decisions, analytical briefs have to be compiled from scratch. Figures are scattered across public registers, property management systems, and spreadsheets, and assembling them by hand takes time. Once the spreadsheet is finished, tracing how the numbers were actually calculated is often difficult.
One of us experienced this firsthand over seven years on Heimstaden's investment team. Together, we combine that background with software engineering at Klarna and machine learning research at CERN. Out of that came Tegl — a platform that automates real estate underwriting and rent analysis. Every calculation is designed to be understandable, transparent, and defensible.
Built in close partnership with the industry
Since 2024, we have built Tegl in close collaboration with private property owners and municipal housing companies. We started from their sharpest day-to-day questions and tested our methodology on real portfolios. The result is decision support for every stage of property ownership — from acquisitions and renovation CAPEX underwriting to utility-value rent analysis, annual rent negotiations, and energy efficiency.
What we promise
Every analysis from Tegl is built on three principles:
- Defensibility: Outputs follow established case law and statutory methodology, such as the utility-value principle (bruksvärdesprincipen) and the tripartite model (trepartsmodellen). They are built to hold up under scrutiny in negotiation delegations, rent tribunals, or arbitration.
- Full transparency: No black boxes. Every calculation and metric can be traced back to official registers (Statistics Sweden, Boverket) or verified local comparable units.
- Data privacy and security: Your portfolio data remains yours and is processed within the EU in accordance with GDPR. We never train AI models on customer data.
